What you're looking at

Neighborhood shading (choropleth)

Each of Philadelphia's neighborhoods is shaded by the selected metric — building permits and new-construction units (last 12 months), new business licenses, median recorded deed price and total deal volume, open L&I violations, and tax-delinquent parcels. Buckets are quantiles of the active metric; neutral means no activity on record. Neighborhood aggregates cover Philadelphia County only.

Notable points

Recorded deeds of $2M or more, permits for 10+ units or commercial new construction, and unsafe / imminently-dangerous designations — all from the last 12 months, capped at 500 per type. Click any point for the numbers and a link to that address's full record.

Megaprojects

Hand-pinned set-piece developments the newsletter tracks — the Navy Yard, the Bellwether District, Schuylkill Yards, the arena site, Penn's Landing, and Market East. Approximate locations.
